Terry Wayland CPMPresident
President of Incore Residential, has an exemplary reputation within the multifamily industry with over 20 years of real estate management experience. Terry has managed Incore Residential, for more than a decade. Through his leadership, Incore Residential has become southwest Florida’s largest 3rd party provider of multifamily services for apartments, condominiums and home owners associations.
Jimmy Chestnut, CAPSVice President
Jimmy Chestnut is the Vice President of Incore Residential and leads the multifamily operations, new business development, and organizational strategy. Before joining Incore Residential, Jimmy served as Director of Operations at Waypoint Residential. He was responsible for the new development portfolio’s operations and worked alongside the development and acquisition teams on future new developments and acquisitions. Jimmy has 25+ years of experience in property management, asset management, and development, where he has worked for such noteworthy companies as Carroll Management Group and Pinnacle.
Marc Mariano VP of Construction and Development
Mr. Mariano offers over 13 years of experience managing complex land development projects in urban and suburban settings for multi-family, mixed-use, single-family and commercial ventures. Mr. Mariano is highly involved in all phases of design and construction of multifamily and mixed-use land development projects from the initial planning and due diligence phases, to project design and permitting, and project construction and close-out.
Andy BravoChief Financial Officer
Andy oversees Incore Residential’s financial performance. He is an experienced finance director/controller and consultant with 18 years of public and private accounting experience focusing in strategic planning and financial management, budgets, forecasts, balance sheet/income statement/cash-flow analysis, and corporate/partnership taxation. He specializes in internal and system controls, opportunity costs, financial risk management, investment and capital risks, implementation of policies and procedures, SOX compliance and GAAP financial statements.
S. Maki UchiyamaVice President, General Counsel
S. Maki Uchiyama serves as General Counsel and oversees all legal matters relating to real estate development activities. She has worked with several law firms – most notably Goulston & Storrs PC and Buchanan Ingersoll and Rooney PC – for the past 17 years focusing on real estate development and financial services. She has particular experience in acquisition, development and financing of office, retail, hotel and multifamily properties as well as extensive experience in representing several institutional lenders and community banks in making construction, acquisition and syndicated loans for office, hotel, multifamily, industrial and mixed use projects throughout the Mid-Atlantic region and the United States.

Maki earned her Bachelor’s Degree in Political Science from Amherst College in Amherst, Massachusetts in 1994, and her law degree from American University, Washington College of Law in Washington, D.C. in 2002. She has been recognized in Chambers USA as a leading real estate lawyer in Washington, D.C. in 2015-2016 and 2018, and also selected for inclusion in The Best Lawyers in America 2018 and 2019 in Real Estate Law.

Mary GenzaleHuman Resources Administrator
Mary has been with Incore Residential for the better part of 20 years. She is a Certified Apartment Manager with a BBA degree in Human Resource Management. She previously filled the roles of Property Manager and Regional Manager before stepping into the HR Administrator position. As an HR professional her duties include overseeing payroll processing and benefits management, but her passion is fostering a culture for employees to achieve excellence in support of the company’s customer service agenda.
Tammy Huntley-SchueringRegional Property Manager
Tammy has over 28 years in single family and multi family including positions as property manager, area manager and regional manager in both the Georgia and Florida markets, managing A, B & C properties. Her expertise is in team building, new Lease up/construction and evaluating current market conditions with highly competitive properties.
Kate PlattRegional Property Manager
Kate attended Michigan State University where she majored in Education before discovering her passion for Property Management. She has over 20 years of property management experience; 13 of which have been with Incore Residential. Kate has held multiple positions within Incore, including Property Manager, Director of Training, Senior Manager, and her current role as Regional Manager. She has overseen major property renovations through to completion, as well as new construction lease-ups. Her innovative approach to marketing, has resulted in her promotional idea being published in Rent and Retain Magazine. Kate is also adept at developing budgets and creating and implementing comprehensive marketing plans.
Malissa LichRegional Property Manager
Malissa has over twenty years-experience in both single- family and multi- family management, including positions as property manager, general manager and regional manager. She is responsible for property management operations for approximately 850 market-rate units throughout the Tampa bay, Sarasota and Fort Myers/Cape Coral areas. Malissa has a track record of making a positive impact by delivering strong financial results and working towards creating exceptional experiences for her team, residents and clients. She is also skilled at working with third-party property owners to maximize asset valuation through measurable gains in occupancy, resident retention and expense control.
Brian SchaefferI.T./Systems Administrator
Brian serves as Incore Residential’s Systems Administrator and Trainer. He provides technological support and training to all site locations, throughout Incore’s portfolio. He has over 10 years of multifamily housing experience. Brian’s expertise include process development, data analysis, new systems deployment, 3rd party systems integration, and creation of process documentation.
