Terry Wayland, CPM, LCAMPresident
Terry has an exemplary reputation within the multifamily industry with 32 years of real estate management and leasing experience. He is a member of the Institute of Real Estate Management (IREM) as a CPM, a Licensed Community Associations Manager (LCAM), and is a licensed Broker in multiple states. Through his leadership, and with a proven track record spanning over 20 years, Incore Residential has become Southwest Florida’s premier provider of management services for apartments, condominiums, and homeowner associations.
Malissa Lich, CAPS, LCAMSenior Vice President
Malissa has over twenty years-experience in both single- family and multi- family management, including positions as property manager, general manager and regional manager. She is responsible for property management operations for approximately 850 market-rate units throughout the Tampa bay, Sarasota and Fort Myers/Cape Coral areas. Malissa has a track record of making a positive impact by delivering strong financial results and working towards creating exceptional experiences for her team, residents and clients. She is also skilled at working with third-party property owners to maximize asset valuation through measurable gains in occupancy, resident retention and expense control.
Andy BravoChief Financial Officer
Andy oversees Incore Residential’s financial performance. He is an experienced finance director/controller and consultant with 18 years of public and private accounting experience focusing in strategic planning and financial management, budgets, forecasts, balance sheet/income statement/cash-flow analysis, and corporate/partnership taxation. He specializes in internal and system controls, opportunity costs, financial risk management, investment and capital risks, implementation of policies and procedures, SOX compliance and GAAP financial statements.
Becky ContiCorporate Controller
Becky brings over 20 years of experience in the field of accounting. She is responsible for coordinating financial support services and reporting for each of her team’s assets. She is highly well versed and deeply knowledgeable in all aspects of income and expense management. Becky holds a degree in Pre-Law and a minor in Financial Management from Florida Gulf Coast University. Her detail-oriented focus and determined demeanor make her the perfect liaison with our clients in all financial matters. She oversees the accounting department team and works directly with operations and site-teams to ensure accurate and timely reporting. Becky’s knowledge and familiarity with banking protocols, balance sheet analysis, and her intimate understanding of software systems, allows her to identify and quickly resolve anomalies, while ensuring the client’s satisfaction. She is also instrumental in facilitating customized reporting tailored specifically to the client’s needs.
Mary Genzale, SHRM-CPHuman Resources Administrator
Mary has been with Incore Residential for the better part of 20 years. She is a Certified HR Professional and a Certified Apartment Manager with a BBA degree in Human Resource Management. She previously filled the roles of Property Manager and Regional Manager before stepping into the HR Administrator position. As an HR professional her duties include overseeing payroll processing and benefits management, but her passion is fostering a culture for employees to achieve excellence in support of the company’s customer service agenda.
Brian SchaefferI.T./Systems Administrator
Brian serves as Incore Residential’s IT and Systems Administrator. He provides technical and logistical support to all site locations, throughout Incore’s portfolio. Brian has been with Incore for over 10 years and during that time has overseen a full platform migration, minimized redundancy in 3rd party vendor dependencies, as well as modernizing the way that Incore is able to communicate both internally and externally. Brian’s expertise include process development, data analysis, systems deployment, 3rd party systems integration, and integration troubleshooting.
Andrea Saunders, CAMRegional Manager
Andrea has twenty years of experience in multi-family management. She began her career in the property management industry as a leasing professional. She has held positions as Property Manager and Multi-Site Manager with Incore Residential, before assuming the role of Regional Manager. Andrea has excellent industry knowledge, organizational skills, a solid commitment to excellence, a great sense of urgency, and provides much attention to detail. She is passionate about and devoted to finding solutions that collectively accommodate the company’s team members, residents, and clients. She welcomes challenges presented to her as an opportunity for growth and improvement and encourages her team members to do the same.
Michael Pierce Fabianski, COS, HCCPRegional Manager
Michael Pierce Fabianski brings 25 years of experience in multifamily housing and banking/ finance. He has overseen a diversified residential portfolio that includes 202, 236, PRAC, HOME, LIHTC, Section 8 and Conventional communities in markets along gulf and eastern coast, including Alabama, Louisiana, Florida and New York.

He has been involved with property acquisitions, rehabs, asset repositioning and large-scale capital improvement projects culminating in profitable, stabilized asset performance and growth. His ultimate responsibility is to achieve superior operational results and deliver exceptional customer service to owners, boards of directors, regulatory agencies and residents in his portfolio.

Previously, Michael worked with SPM LLC, Improsynergies and Regions Bank. He has the designation of Certified Occupancy Specialist from the National Center of Housing Management; and is a Housing Credit Certified Professional through the National Association of Home Builders.

He studied at the Southeastern Louisiana University, majoring in Business Management. Mr. Pierce Fabianski has served as a volunteer with SAHMA, Relay for Life, Heart Walk and Children’s Cancer Center.

Nova BirdwellBusiness Support Manager
Nova has eight years of multifamily experience. She has been with Incore Residential for five years. She began her career as a leasing agent in Nashville, TN, before moving to Florida. Nova works closely with the Senior VP and the Controller, bringing her knowledge of operations and merging those with the accounting department. She also onboards and trains new team members on Incore Residential’s property management software system and on the company’s policies and procedures. No two days are the same in the multifamily industry, and Nova assists the onsite teams with the challenges that are presented daily, and she works closely with them to find a favorable outcome.
